Booking Terms & Conditions

By making a booking for Three Little Pigs, 39 The Street, Milton Abbas, Blandford Forum, DT11 0BP (the "Cottage") with us, Three Little Pigs Luxury Cottage ("We"), through this website or otherwise ("Booking"), the person or legal entity making the Booking or to whom We supply services in respect of the Booking ("You") agrees to the following terms and conditions of business (the "Booking Terms").

We have some standard rules that are designed to ensure that we comply with regulations relating to matters such as fire, health and safety, and to enhance the comfort and wellbeing of our guests. If you would like to check our conditions of stay please contact us. We reserve the right to terminate your Booking immediately without being liable for any refund or compensation where You engage in unacceptable behaviour that causes a disturbance or nuisance or (potential) damage to the property, other guests or our neighbours.

 

Our Booking Terms are as follows:

These Booking Terms apply to the business named above, our agents, and You. These Booking Terms are governed by English law and apply to all Bookings except where We agree in writing other terms.

Pets. NO pets are allowed to be brought to the Cottage.

Children. Children are very welcome. All use of any equipment or toys for children is at Your own risk. 

Smoking. The Cottage is strictly NON-smoking.

Length of Stay. The Cottage can be booked for a minimum of 3 nights and a maximum of 21 days (subject to availability). For bookings of 10 days or more, an additional £95 will be charged for an intermediate standard cleaning including change of bedlinen and towels.

Bookings. Bookings are made and a contract between You and Us comes into effect when We accept a reservation from You. We will accept a reservation when We have confirmed your reservation and received from You full payment of the total price quoted or, in the event that We require a non-refundable deposit, when we have received full payment of the total value of the non-refundable deposit. You must be able to enter into a legally binding contract and be over 18 years to make a Booking. You must be authorised to make the booking on the basis of these Booking Terms by all other members of your group. By making the Booking, You confirm that you are duly authorised and that all other group members agree that the Booking is subject to these Booking Terms. You are responsible for making all payments due to Us.

Methods of payment.We accept payment via Maestro, Solo, VISA Electron, VISA and MasterCard, and PayPal.

Payment and Deposits. Bookings made through our online booking system are provisional until confirmed by Us (the "Invoice Date"). The amount payable to confirm the Booking (the "Deposit") is quoted as part of the reservation.  You should pay the amount then due. Payment needs to be received within 3 days of the Invoice Date. The total amount payable for the Booking of your stay (the "Total Booking Amount") must be received by Us no less than 60 days before the start of your stay. If you book less than 60 days before the start of your stay, the Total Booking Amount must be paid at the time of our confirmation of your Booking. Please note that when booking through a booking provider, you may be required to pay the Total Booking Amount immediately upon booking, regardless of the 60-day period referred to above. If any payment due in relation to your Booking is not paid by the appropriate date, We are entitled to assume that You wish to cancel your Booking. See Amendments and Cancellations below.

When a Booking is confirmed, a booking number is provided to You. This booking number must be retained for access to the details of the Booking if cancellation or amendment is required.

Prices. All published rates include VAT where applicable (and local taxes) at the current rate. Rates are for the length of the stay You selected (e.g. 3, 4, or 7 nights). If You have selected supplements they will be added to rates as part of the total price of the Booking. Rates do not include other costs you may choose to incur during Your stay (unless otherwise stated). Rates quoted are for the specific number of guests, nights and dates shown. Should You change the number of guests or nights, or the dates, then the rates are subject to change.

Utilities. Utilities are included in the booking rate. However, you must ensure that all lights are turned off when you are not in the Cottage.

Fire place. An initial quantity of wood for the two fire places is also supplied. Never leave a lit fire unattended and always ensure the fire is out completely when You go to sleep or are leaving the Cottage. Fire screens (provided) are to be used always when the fire is lit. Only firewood, fire logs, fire starters and charcoal to be used and burned in the fire places.

Fire. No BBQ allowed, except for the gas-fired BBQ as provided by the Cottage, no open fire, no candles, no tea lights - inside or outside the Cottage.

Wine-cooler. The wine in the wine-cooler is not for sale or for Your use (the wine-cooler is locked).

Telephone. There is limited to no mobile reception for most mobile networks. If You or members of your group have a 'pay monthly' mobile phone contract with Vodafone UK, We can offer mobile signal reception through a Vodafone Sure Signal extender. You will not be entitled to any refund of your Booking as a consequence of not having mobile reception during your stay. Fixed line telephone charges will be billed at cost at the end of your stay. A full breakdown will be available after your stay.

Internet Access. Internet access is included in the rate of the Cottage. WiFi details will be provided when you arrive. Internet is available on a fair usage policy. Should You exceed the fair usage policy an additional charge is to be incurred by You to Us. If, for any reason, we are unable to supply internet, e.g., for a technical reason to do with the internet provider or due to an equipment fault, We will not be liable for any loss you incur as a consequence of not being connected. You will not be entitled to any refund of your Booking as a consequence of not having internet during your stay.

Double Booking. We take every care to avoid double bookings. However, We have several mechanisms for taking bookings including online bookings. Occasionally double bookings occur where We agree to a booking and then a subsequent booking is inadvertently processed prior to the first mentioned booking being entered into Our system. In such a case, the booking first agreed to takes preference and the latter booking will be cancelled. We will not be liable under such circumstances.

Check In / Arrival. Please contact Us to inform approximately what time You will be arriving to provide details of how to collect the keys. The check-in time is specified on your Booking confirmation and is usually from 4pm onwards. Note, We make every effort to ensure the Cottage is prepared for check-in by 4pm. However, unfortunately from time to time exiting tenants fail to comply with the requirement to check-out by 10am. Where this occurs, as a matter of practical reality We may need to delay the check-in time to allow time to properly prepare the Cottage after the late check-out.

Check Out / Early Departure. The check-out time is also specified on your Booking confirmation and is usually 11am. Late check-out may be available and is dependent on availability. Please contact Us if you wish to extend your check out at least 4 days before your departure. You will not be entitled to any refund for vacating prior to the departure date set out in your Booking confirmation.

Amendments and Cancellations. To amend or cancel your Booking, email Us directly using the details contained within the Booking confirmation.

(i) Amendments
If You wish to change any detail of your confirmed Booking We will do our best to make the changes, provided that notification is received by email from You. However, We cannot guarantee that We will be able to meet any such request. Please note that changes to your dates, duration or number of people may be treated as a cancellation of the original booking and hence be subject to cancellation charges.

(ii) Cancellations
If You have to, or wish to, cancel your Booking, You must email us as soon as possible. The day We receive your email notification of cancellation is the date on which your Booking is cancelled.

We recommend that You take out travel insurance to cover You for unforeseen circumstances which may cause You to cancel. Below are the number of days before the start date of your stay that notification of cancellation is received by Us and the corresponding cancellation charge:

 - More than 60 days: no cancellation charge, full refund of the Deposit paid
 - 31 - 60 days: 50% of the Total Booking Amount
 - Within 30 days of the scheduled check-in date: no refund, 100% of the Total Booking Amount.

When booking through Booking.com or TripAdvisor (or an affiliate), these terms may differ due to the limitations of the respective booking provider. We refer to the booking confirmation for the accurate cancellation terms.

Other than when booking through TripAdvisor or HomeAway (or an affiliate), if a notification of cancellation is received by Us within 24 hours of your Booking there will be no cancellation charge and any Deposit paid will be refunded.

Please note that, where already paid, booking fees, credit card charges and administration fees are not refundable in the event of your cancellation.

 

(iii) Partial Cancellations
Where only part of your group needs to cancel this will not normally affect the total cost of your booking unless any travel arrangements or additional services which are charged on a per person basis are cancelled. In these instances any such per person charges paid will be refunded after deducting any cancellation charges made by Us.

(iv) Cancellations or changes made by Us
We do not expect to have to make any changes to your Booking, but sometimes problems occur and bookings have to be changed or cancelled or errors in brochures or other details corrected. We reserve the right to do so. If this does happen, We will contact You as soon as is reasonably practical, explain what has happened and inform You of the cancellation or change.

(v) Force Majeure
We regret that We cannot accept liability or pay any compensation where the performance or prompt performance of the obligations by Us under these Booking Terms is prevented or affected by or You otherwise suffer any damage or loss as a result of 'force majeure'. In these Booking Terms 'force majeure' means an event beyond our reasonable control which We could not, even with all due care, foresee or avoid, including, but not limited to, a strike, lock-out, labour dispute, act of God, act of terrorism, war, riot, civil commotion, malicious damage, compliance with a law or governmental order, rule, regulation or direction, accident, breakdown of plant or machinery, insolvency or bankruptcy, fire, flood, snow and storm, difficulty or increased cost in obtaining workers, goods or transport and other circumstances affecting the supply of goods or services.

Security Deposit. At our discretion We may require a security deposit (the "Security Deposit") of £1,000 prior to commencement of your stay. The amount of the Security Deposit will be communicated to You at the time of your Booking. The Security Deposit will be refunded by Us at the end of your stay (less any costs for breakages, damage etc if applicable). This will be within 14 days of your departure or, if you booked through TripAdvisor (or an affiliate), within 7 days of your departure. You and all members of your group agree to keep the Cottage clean and tidy, to leave the Cottage in a similar condition as You found it upon your arrival, and to behave lawfully at all times whilst at the Cottage. You and all members of your group further agree not to use the Cottage for any unlawful or commercial purpose, including without limitation assigning or subletting it or otherwise allowing anyone to occupy it who has not previously been accepted by Us. You are responsible to Us for the actual costs of any breakage or damage in or to the Cottage - along with any additional costs that may result - which are caused by You and/or any members of your group, We can require payment from You for an amount larger than the Security Deposit to cover any such costs, and broken items will require a like for like replacement. Any call-out charges and repair costs to services in the Cottage will be payable if the fault is due to You or your group.

We are entitled at our sole and absolute discretion to refuse to hand over to You, or to repossess, the Cottage if We reasonably believe You or any member of your group is behaving unlawfully, or that any damage is likely to be caused, has been caused or is being caused by the behaviour of you or any members of your group. These circumstances will be treated as a cancellation by You. You also must not allow more people than stated to occupy the Cottage, neither can You significantly change the composition of your group during your occupation of the Cottage. If You do any of these things, We can refuse to hand over the Cottage to You, or can repossess it. If this does happen, this will be treated as a cancellation by You. In these situations no refund of any monies you have paid in respect of your Booking will be made and We will not have any liability to You as a result of this situation arising (including for example any costs or expenses You incur due to not being able to occupy the Cottage, such as the cost of securing an alternative property/ accommodation or the payment of any compensation to You). We are not obliged to find any alternative accommodation for You.

You must allow Us and any representative (including workmen) access to the Cottage at any reasonable time during your occupation of the Cottage (except in cases of emergency or where a problem needs remedying quickly and You cannot be contacted in time - in these situations We are entitled to enter the Cottage at any time without giving You prior notice).

Damage. You authorise Us to recover from You any loss We incur as a consequence of damage caused by You or members of your group to the Cottage, services at the Cottage or the interiors and furnishings in it. If You have provided credit card details to Us, You authorise Us to charge up to the amount of your Secuity Deposit on your credit card for this purpose. This does not limit the recovery of any damages or losses beyond this amount. 

Liability. Our total liability to You is limited to the Total Booking Amount paid and, to the fullest extent permitted by law, all warranties are excluded and in no circumstances will We be responsible for any indirect or special damages. We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond Our reasonable control.  All use of any equipment or toys for children is at Your own risk.  You are responsible for any damage or loss caused to Us or the Cottage by your act, omission, default or neglect and You agree to indemnify Us and to pay Us on demand the amount reasonably required to make good or remedy any such damage or loss.

Data Protection. We may process the information You provide to Us for the purposes notified by Us to the Information Commissioner. By making a Booking, You consent to this processing of information. You are deemed to have received any email sent by Us to the email address You have provided as part of your reservation. Sending an email to that address is deemed proper notice by Us.

Acts of God. If the Cottage is made unavailable as a consequence of an act of god, e.g., a flood, You will not be entitled to a refund of your Booking payment. You should ensure You are covered for this by your travel insurance.

Cleaning During Your Stay. The standard price does not include providing cleaning services during your stay. We can, however, arrange this for You. The cost to You is £95 per cleaning. This includes a standard cleaning and a bedlinen and towel change. For bookings of 10 days or more, an additional £95 will be charged for an intermediate standard cleaning including change of bedlinen and towels which will be invoiced separately or taken from your deposit.

Luggage. We are not able to store luggage for You prior to your check-in time or after You check out.

Travel Insurance. We recommend that You take out adequate travel insurance to cover You and your group for the duration of your stay.

Disabilities and Medical Problems. If You or any member of your group has any medical problem or disability that may affect your Booking please tell Us before You confirm your Booking and give Us full details as early as possible before You travel. If We reasonably feel unable to properly accommodate the particular needs of the person concerned We reserve the right to decline or cancel the reservation or Booking.
